Restored Queen Anne house with a wraparound porch and repainted wood siding

Short answer

In Greensboro's College Hill, Fisher Park and Dunleath historic districts, any exterior work needs a Certificate of Appropriateness before a building permit can be issued, including work at the rear of the house. We plan that approval into the schedule, repair original windows, siding and trim wood for wood, and update kitchens and baths inside.

An old house gets judged twice: by the building code and, inside a local historic district, by the city's design guidelines. The second review surprises people, because it covers the back of the house as well as the street side, and because the guidelines prefer fixing what is there over replacing it.

That suits how we like to work on these houses. Old-growth trim, full-dimension lumber and wavy glass are worth saving, and most rot in them is local. We repair before we replace, record original profiles before anything comes off, and keep paperwork moving so approvals are in hand before outside work starts.

What moves the price of historic home renovation

Historic work is priced piece by piece, and repair or replacement is decided board by board.

  • Repair or replace Approvals shape the choice.
  • Custom milling Unsold profiles must be milled.
  • Approval path Commission review adds weeks.
  • Plaster and old framing Both slow interior work.

Planning exterior work around a Certificate of Appropriateness

In College Hill, Dunleath and Fisher Park, the city's FAQ says a Certificate of Appropriateness is required for exterior work anywhere on the lot, the rear included, that no building permit is issued until it is granted, and that there is currently no fee. Staff can approve minor work such as repairs, fences, back-yard decks and front porch repairs, typically within 3 to 4 days. Additions and major alterations go to the Historic Preservation Commission, which meets the last Wednesday of each month, with applications due three weeks ahead.

Repairing original wood windows and trim instead of replacing them

Original sash windows usually fail in small, fixable ways: broken sash cords, dried-out glazing putty, sashes painted shut, rot at the bottom rail or sill. We pull the sashes, reglaze them, rehang them on new cord, and consolidate or dutchman the rotted wood. In College Hill, the neighborhood association notes that window replacement needs prior approval and that trading wood for vinyl or aluminum is considered inappropriate. Where replacement is approved, HomeBlue's Greensboro figures put wood double-hung windows at $600 to $800 each.

Wood-for-wood repair of siding, trim and porches

Greensboro's historic district guidelines prefer repairing original materials, and rotted siding or trim is replaced in kind, wood for wood; fiber-cement and PVC are not recommended. In practice we remove only the damaged boards, mill replacements to the same profile and exposure when stock is not sold, back-prime them, and weave them in so the laps line up. Porch columns, brackets and railings get the same treatment. Angi lists porch and exterior rot repair at $5 to $30 per square foot nationally.

Updating kitchens and baths inside an older house

According to the College Hill Neighborhood Association, interior renovation and exterior paint color need no design review there, so kitchens and baths follow the normal permit path. The challenges are physical: plaster walls, out-of-level floors, framing cut by generations of plumbers, outdated wiring. We fit cabinets to uneven walls, keep original trim and doors where we can, and route new plumbing and wiring with minimal plaster damage. Block Renovation's Greensboro guide puts a small kitchen at $22,000 to $38,000 all in.

These neighborhoods differ. Dunleath, the former Charles B. Aycock Historic District renamed in 2017, began when Summit Avenue was graded in 1895 and is mostly Queen Anne, Colonial Revival and Craftsman. Sunset Hills, west of downtown, joined the National Register in January 2013 with 912 contributing buildings from 1925 to 1965, yet that listing alone brings no design review in Greensboro, though it can open eligibility for historic tax credits.

How approvals shape a historic renovation schedule

Two clocks run on a historic job. Items staff can approve move quickly, so a porch repair can start soon after we file. Anything before the commission rides its monthly calendar, and a missed filing deadline costs a full month. We file exterior work first, start interior work meanwhile, and order custom-milled stock early.

How we run the job, step by step

  2. Record what is thereProfiles and trim are measured first.
  3. File for approvalExterior scope goes to staff or the commission.
  4. Repair firstOriginal material is repaired in kind where possible.
  5. Interior work alongsideKitchens and baths proceed under their own permit.
