Short answer
We remodel kitchens and build screened porches in Clemmons, the village west of Winston-Salem near Tanglewood Park. The fact that defines the work here is the 1990s boom: population more than doubled that decade, from 6,020 to 13,827, and the median home dates to 1994, so many kitchens and back decks are now about thirty years old.
What thirty-year-old Clemmons kitchens need first
Census QuickFacts puts owner occupancy at 75.7 percent and the median owner-occupied value at $335,800, among the highest of the larger towns in our area. Houses at that value from the mid-1990s usually have decent kitchen square footage with a dated surface package and a peninsula that blocks traffic. Replacing the peninsula with an island, moving to full-height cabinets and adding under-cabinet lighting changes how the room works without moving the sink wall.
When the wall between kitchen and family room is in the way, we check whether it carries load before planning; if it does, a sized beam with a post at each end can usually take its place. Many owners also use a kitchen remodel to replace the floor, so we sequence cabinets and flooring to avoid cutting new floor around old cabinet footprints. Running the new floor under the cabinets also leaves room to change the layout later.
Turning an aging deck into a screened porch
Decks built in the 1990s boom are reaching the age where boards split and railings loosen. Many owners would rather replace the deck with a screened porch under a real roof. We check the old footings and ledger first; if they are sound and deep enough, we may reuse them, and if not, we start fresh. The porch roof ties into the house roof, and we add a ceiling fan and lights while the framing is open. Triad weather argues for a roof. Cold-air damming can bring freezing rain, often a bigger winter concern here than snow, so we pitch the roof and hang gutters with ice in mind.
At the edge of our service radius
Clemmons is 37.0 road miles west of Greensboro, about 48 minutes, and 45.1 road miles from our Randleman office, at the edge of our radius. We take on kitchens, porches and other projects that justify the trip and plan visits in blocks. Permits in the village depend on the address, so we confirm requirements with the Village of Clemmons or Forsyth County before submitting anything.
