Short answer
We build additions and screened porches in Stokesdale, a town the 2020 census counted as entirely rural, close to Belews Lake. The fact that shapes this work most is ownership: at 96.1 percent, Stokesdale has the highest owner occupancy in our area, so families here tend to expand the house they have rather than move.
Adding a bedroom, suite or garage room to a 2002 house
Population jumped 54.5 percent in the 2000s and another 17.4 percent from 2010 to 2020, and the median home dates to 2002 according to Point2Homes. Houses that new rarely need a gut remodel, but families grow and parents move in. A bedroom and bath addition, an attached in-law suite with its own entry or a garage converted to living space are the usual answers. We match roof pitch, siding and floor height so the new part reads as original. Foundation work follows the season. Frost data from NC State Extension gives Guilford County an April 1 average last spring frost and a November 4 average first fall frost, so we aim to pour footings and concrete between those dates when we can.
Screened porches for lake-country evenings
With Belews Lake nearby, outdoor living comes naturally in Stokesdale. Picture a screened room under a roof that joins the house, a beadboard or tongue-and-groove ceiling and a fan overhead: a place to sit from spring to fall. Footings go a foot or more into undisturbed ground, as the state code requires, and we frame the roof for the occasional winter ice. If you already have a deck, we check whether it can carry a roof before planning around it. Porch floors can be tongue-and-groove wood or composite; either way we slope them slightly so rain blown through the screens runs off.
Permits from Guilford County Inspections
Under a contract with the town, Guilford County Inspections handles Stokesdale permits, and applications are filed in the county's Civic Access portal. Additions and alterations also come with county paperwork on smoke and carbon monoxide alarms, and each residential trade permit is $75 plus a $10 Homeowner Recovery Fund fee. Small parts of the town reach into Rockingham, Forsyth and Stokes counties, so we confirm jurisdiction for each address. Stokesdale is 19.9 road miles northwest of Greensboro, about 29 minutes, with a median owner-occupied value of $379,100.
